Cranbrook Purchasing Process

The Purchase Process includes three parts: Obtaining a mortgage pre-approval, finalizing your home’s structural options and signing a Construction Agreement, and making vendor selections and in-house selections in our Design Studio.

Pre-Approval

You will need to obtain a Construction Loan Pre-Approval letter prior to signing a Purchase Agreement. One of our preferred lenders can help you though this process. If you choose to use another lender, your Sales Manager will provide you with a detailed list of the information required in a Pre-Approval letter.

Construction Agreement

Your Sales Manager will meet with you to finalize your home’s options and sign the Purchase Agreement. At this meeting, you will be required to provide a copy of your Construction Loan Pre-Approval and an Earnest Money Deposit made payable to the title company.

Design Consultant

You will meet with our in-house Design Consultant shortly after PA to begin working on the exterior selections for your home. Once your floor plans are finalized, our Selections Coordinator will guide you through the vendor selections process, during which you will visit the showrooms of our contracted vendors and choose the finish selections for your home, such as tile, flooring, cabinetry, and more.

Architectural Review Meeting

Once your Purchase Agreement is finalized, the architecture team will begin drawing the plans for your new home. Once the plans have been completed, which will take about 6 weeks from the time your Purchase Agreement is signed, you will meet with your Sales Manager and the designer to review the floor plan, elevation, and site plan.
